Warning on new energy directive

The EU Directive on the Energy Performance of Buildings comes into force on 6 April 2006, requiring owners and operators of commercial properties to take measures to improve energy efficiency.

Much of the detail of how this will affect property owners and operators is still being worked out by the government, but it is apparent that there will be a mandatory inspection and certification process.

The timescale for compliance is also unknown at this stage, but, according to the Directive Implementation Advice Group (DIAG) some businesses have been approached by unscrupulous companies offering building energy rating services with the implication that there is an urgency to seek compliance before April 06.

If you are approached in this manner, please note that there is no legal requirement to have any building energy rated prior to 6 April 06. Furthermore, because the government has not yet approved the methodologies for the assessment process, any certificate issued prior to 6 April is unlikely to have any legal validity and buildings will probably have to be reassessed using the nationally adopted method.

Damping down costs

Utility Auditing is helping businesses to damp down rising water costs which will go up by an average 11.8 % during 2005/6.

According to the water regulator OFWAT, companies will also face further increases of around 9 % (before inflation) between 2006 and 2010.

The good news is that there is scope for some companies to cut their water costs through eliminating areas of waste and excessive consumption. Utility Auditing can advise on total water management and leak detection, as well as ensuring that users optimise efficiency by having the right meter size.

More choice on water

More choice on waterAt last, businesses have more choice on water thanks to the government’s decision to lower the usage threshold for customers in England and Wales wishing to change their water supplier.

From Autumn 2005, more companies will have the option to purchase water from an alternative water supply licensee. Savings could finally be made by transferring supplier, as with electricity and gas.

Energy smart funding

Interest free loans of between £5K and £100K to fund investment in energy saving technology are available from the Government's Carbon Trust programme.

The loans are repayable over 4 years, after which any investment in energy efficient equipment will often pay for itself through savings achieved by reducing waste.

Cut 60% cost with new lighting service

Our new lighting service is blazing a trail for firms battling to cut energy costs. Lighting can account for as much as 40% of your business energy bill and Utility Auditing can supply a comprehensive range of energy efficient fluorescent lighting units that will, on average cut costs by 60%. We also supply timers, daylight sensors and controls to make the most of natural daylight and reduce the need for artificial light.

New  Fax2Email service

A new Fax2Email service from Utility Auditing eliminates the need for fax machines and line rental.

The new  service means that all members of staff can have their own personal 0845 fax number enabling incoming fax communications to be transmitted direct to their email inbox. 

The service  costs £25 per annum for the first 0845 number connection and £10 per annum for any additional connections.

 “This is a cheaper, more convenient and reliable way of receiving faxes – there’s no line rental to pay, no fax machine to maintain and no toner and paper to provide, says Paul Backx, Managing Director of Utility Auditing. “The days of lost faxes are gone as the communication goes direct to the intended recipient – promoting total confidentiality.”

Outgoing ‘faxes’ can be sent as an email using the Email2Fax service, which is available at an additional £25 per annum for the first connection and £10 per annum for additional connections.

UAL opens file on energy savings

Utility Auditing  has helped filing cabinet manufacturer Railex Systems Ltd to make more than £20,000 savings on its energy bill.

The company, which has been making bespoke metal filing systems and files at its Southport factory for 94 years, was facing a massive increase on its gas and electricity contract renewal.

But our analysts negotiated a better deal with the company to cut its bill by a whopping £20,957.

“Energy costs are rising so fast that it is impossible to budget for them. We didn’t know where to start in testing out the market to find a more competitive supplier”, said David Waddington, technical manager for Railex.
